We are cash buyers and today we will share with you how it works.did you know according to Redfin 34% of homes sold in Sacramento or cash buyers. despite that high number many sellers don’t know the difference between a low ball offer or perception of a low ball offer or a fair market offer. so today what I wanted to share with you is how I calculate my offers. some of the challenges that you’re going to face are not knowing what your net proceeds are. this is the most important part. and what are the hidden cost the cost that you don’t know about that you have to pay if you put it on the market. so here’s how I buy and calculate uh my offers for the seller. first of all I have to determine what the market value is going to be at the end if I fix it up. from that point I have to break down the purchase cost that I buy it from you, the rehab cost, holding cost, those are cost that uh if it’s tenant occupied and that’s what I specialize in is if the property uh the tenant has to be evicted. um if there’s there’s going to be uh yard maintenance that needs to be taken care of, paying the electric and water. the hidden cost are buyer closing costs this is Sacramento in 2025 and this is a buyers market and if you’re putting your home on the market you’re going to be paying some closing costs. and you’re going to be paying the full uh commissions for realtor and title transfer fees any lender required uh repairs uh buyer requested repairs. so I have to total up all of those numbers what it cost for me to buy it. what it’s going to cost for me to maintain it. what it’s going to cost for me to fix it up and hold it. deduct those cost down from market value and in between there is a profit margin that I discussed with the seller. that’s all negotiable. uh here’s a case study and this all comes down to the math i recently bought a home in Florin Sacramento and the sellers uh were thinking about putting it on the market with an agent and the agent told them that they could sell it for uh about, it was a fixer property and it had tenants in there and they told them that they can sell it for about uh 275k. now with my offer we were um right around 240ish. after they would pay those commissions and the title and holding the property and possibly having to evict the tenant what they come to conclude is that it was almost identical to what I was offering them. so there wasn’t much difference so the challenge that you have to do is run the numbers and make sure that you understand what your net proceeds are going to be and negotiate that with the cash buyer. i make fair cash offers to my sellers. if you’re looking to sell your home in Sacramento give me a call i can be reached at 9163007962 or go to my website DarrenBuysHomescash.com.
