hi this is Darren Brown i am a local real estate investor right here in Sacramento and a licensed broker in the state of California. i’ve been buying homes for over 33 years and what I found out is that about 80% of the sellers don’t know the hidden cost that go with a traditional sale. The are unaware of the fees that they’re going to be paying when they sell traditional versus a cash buyer. so today what I wanted to share with you are some of the hidden costs that you are not aware of probably. let’s get started with that the first fee. let’s just say you have an example of a price of a home that you’re selling for 300,000 let’s use that as the benchmark. let’s start off with the property tax that’s about $554 dollars, title fees and escrow fees that’s an additional $2,000 you’re going to be paying. commission fees that’s, $18,000. This is a buyer’s market. You’re buyer is going to require that you help them out with their closing costs. Understand that and accept it, that’s another $10,000. City and County tax and preparation for the documents to be prepared for signing that’s another $1,000. Request for repairs from that same buyer that’s already requesting money for their closing cost. That’s about another $5,000 they’re going to want for this or that or the other. Even if you’ve already fixed it up they are still going to request it. Now, two other additional cost are going to be if there’s any lender required repairs that they’re asking for. Such as a clear termite report or a roof certification. Those are pretty standard requests from the lender outside of the buyer for them to get their loan. The last one is, that the higher the price that you sell it at the more capital gains that you’re going to be paying. So you have to take that into consideration too. This is along with the other hidden fees those hidden fees that I just talked about. Without the capital gains and the lender that’s about $37,000 right off the bat with the cash buyers like myself at Darren Buys Homes Cash we pay about 99% of those fees. We’ll picked them up so you don’t have to deal with that. Selling direct to a cash buyer like myself is just old school belly to belly. Nothing new, this has been done before they had realtors. Matter of fact in the state of California we didn’t even have buyers agents until about 1984. So basically you’re getting rid of all those realtor fees all those escrow fees. I picked them up.
