hi this is Darren Brown with Darren Buys Homes Cash. i’m a local investor right here in Roseville California work primarily in Sacramento. did you know at least over 30% of the homes that are sold here in Sacramento are sold to cash investors just like myself? even with that large amount of numbers of sales people still don’t understand the process. so today what I wanted to share with you is how the process actually works. it’s really no different from any other traditional sale process when you sell a home except for it’s like selling your home on steroids. it’s a lot faster, so the first thing that happens is you have an agreed upon a contract that both parties agree to. once you have that contract that’s already agreed it goes to an escrow company. the escrow company is usually a local company they are the the party that takes instruction from both sides seller and the buyer. they don’t favor either one and they take instruction from the contract. they actually ensure that each person is who they say they are and that they are legit. that the seller is legit and that the buyer is legit and that the house is legit and that there’s no liens or outstanding issues or anything like that with the the house. what they do is they compile all of this information and that’s called a preliminary title report and that takes about 7 to 10 days. and that’s why you see with cash investors even myself we say we can close in 7 to 10 days that’s exactly because it takes about that time frame for a title report to come back. once that title report comes back we are ready to rock and roll and get this thing closed within probably 48 hours of that clear title report. so we don’t deal with any appraisals or repairs of people coming into your home or underwriters like you would have in a normal traditional sale. it’s just expedited and faster. Its because all we need is that one particular thing and that is the preliminary title report. then after the report comes back the title company will prepare documents for signing and funds will be wired. the buyer funds go to the title company and not to the seller and it is the title company who actually disperses the funds to the seller. they can be sent to them by wire or they can be sent to them by check and then the process is closed 48 hours after you sign. so that’s where you hear cash buyers are advertising that they can close in 10 to 14 days.
