hi this is Darren Brown with Darren Buys Homes Cash i’m a local investor right here in Sacramento and also a landlord. This week i found out some very important information that I wanted to share with landlords. i think that you might find it very uh beneficial and informative. Things have changed and it’s probably going to be the number one reason why a lot of landlords are going to lose money this year in 2025. it’s a new law that’s come out it’s called AB2801. This new law starts right here in April of 2025 and it really has to do in a nutshell with the deposits. you’re no longer going to be able to just randomly just write off repairs for move outs anymore. it’s going to require some new changes in how you manage your property and you’re going to have to have proof of repairs. number one you’re going to have to have proof of move in pictures, you’re going to have to have proof of move out pictures and you’re also going to need to have if there’s any repairs you’re going to have to have proof of those repairs before and then you’re going to have to have proof of the repairs that were made after. you’re going to have to have proof four times before move in, after move in, before the repairs were done and after the repairs have been done. best practices involve time and a date stamp on those photos. if you don’t do that you’re going to be losing your money that’s for sure.
